Avoiding PMI - Private Mortgage Insurance

PMI - a recurring, monthly, unwelcome guest. It sounds similar to and is about as welcomed as a similar acronym. PMI is private mortgage insurance. This insurance policy is paid for by the homebuyer when the amount of their primary mortgage is greater than 80% of the value of the property.

You will note that the term "primary mortgage" was used. This is for a specific reason. It is not the total of all mortgages and home loans on the property that is evaluated, but rather the amount of the primary or largest mortgage on the property that can trigger PMI.

PMI is calculated by taking 0.5% of your primary loan balance and dividing it by 12 (12 monthly payments). For example, if your primary mortgage is $200,000 and you are required to pay PMI, your mortgage payments would be an additional $83.34 per month. For most homebuyers, this additional premium is a considerable financial burden to undertake.

There are ways around PMI for those homebuyers unable to put down 20% or more on their new home. Mortgage lenders have created loan packages which include two or more home loans that when combined exceed the 80% threshold, while no one of the loans exceed that threshold. Typically there is a primary mortgage and either one or two home equity loans taken out simultaneously which are 81% - 100% (or sometimes more) of the home value. This affords the homebuyer to put less than 20% down, or perhaps put nothing down at all while at the same time eliminating the need to pay PMI.

If you know you are going to be putting less than 20% down on the purchase of your home you should immediately speak to your home lender about avoiding PMI. A good home lender will inform you about these types of packages. Though the rules on these packages may differ from state to state, the vast majority of states allow for these types of loan packages.

When you review this type of package you will note that there will invariably be a different interest rate on the mortgage than there is on the home equity loan(s). The mortgage rate may have a slightly lower interest rate or perhaps even a considerably lower interest rate. You should be able to calculate what the monthly payments would be for the combined loans and then determine if it comes out less than a single mortgage with PMI. Obviously, a good lender is only going to present you the package if the payments are cheaper than a single loan with PMI.

You are able to refinance the loans at any point and combine them into one payment. You would only do this when the value of the home is more than 20% above of the amount you will mortgage. As the value of your home increases through home improvements or time, you can receive an appraisal and speak to your home loan professional to determine if refinancing the loans into one loan makes sense.

These types of loans are often referred to as 80-10-10 loans or 80-15 loans, among other names. An 80-10-10 loan is a mortgage at 80% of the amount to be financed and than two home equity loans at 10% each. You will likely find that all three loans will have a different interest rate with this type of package. 80-15 loans are similar but would be the main loan at 80% and a secondary loan at 15% with the buyer putting down the additional 5%.

It is important to note that when financing 90% - 100% of a home, or more, the appraisal will play a key role in the loan approval process. If the appraisal does not come out at a pre-determined amount, the lender may feel that the transaction is not a sound one. You may need to go back and renegotiate the purchase price of the home or run the risk of being denied the mortgage. Most real estate contracts, however, do have a clause in them that allows the buyer out of the contract if they are denied a mortgage. You will want to speak to the lawyers and real estate agent in advance if you are planning for applying for this type of loan. Some contingency clauses in contracts specify a maximum percentage of a loan you need to qualify for and if you are denied for a loan at a higher percentage you are not protected by this clause.

It is important for you to have all of this information in place before you start your home search. By knowing how your financing is going to be handled you will be able to make sure you are protected in the transaction and you will also be able to negotiate a better deal since your financing has been completed or is close to being completed. The key is knowing in advance what percentage of the value of the home you are able to and willing to put down on your new home.

Maramures - A Travel Guide To Romania 's Region Of Wooden Churches

There are many regions in this world that are worth a visit, and very often we Europeans tend to travel overseas to see something exotic, or visit people who still lead a life that perhaps our grandfathers knew. Rarely it occurs to us that it is not always necessary to travel far to be able to experience "time travel".

Maramures in northern Romania is one such little known corner of Europe. Amid beautiful rolling hills and lush river valleys live people who for the most part still follow the traditional agrarian way of life. Their life might seem hard and simple and it is a millenarian fight against the weather, to grow the crops, to raise the animals, to work from dawn until sunset without the many mechanized and electronic comforts we think are essential. But, that life can be rewarding in all its simplicity, as each day shows the results of work, and family and friends guarantee that there are often reasons for celebration. The seasonal festivities, like Christmas and Easter or local festivals and weddings, have retained their real value of breaking the everyday routine, and feasting lasts several days and is done with gusto.

Why is the region considered unique and those who have been there want to return? The answer is a mixture of three things: amazing landscapes, genuine people and the simple civilization of wood, with the famous wooden churches whose towers can be seen from far. The nature, people, houses and churches are spiritually connected and have maintained this link to the present.

But most of all is the uniqueness of the architecture is the inclusion of eight wooden churches in UNESCO's World Cultural and Natural Heritage List. These churches are the church of the Presentation of the Virgin at the Temple in Barsana, the church of Saint Nicholas in Budesti, the church of Saint Parasceva in Desesti, the church of the Birth of the Holy Virgin in Ieud Deal, the church of the Holy Archangels in Plopis, the church of Saint Parasceva in Poienile Izei, the church of the Holy Archangels in Rogoz, and the church of the Holy Archangels in Surdesti.

Our guidebook: Maramures - A Travel Guide to Romania 's Region of Wooden Churches is an excellent full-color book on a wide variety of cultural heritage subjects from mural paintings and archaeology to architecture and local traditions. It also gives practical information and tips on travel to and in Romania, what to see, where to stay, what to buy and to eat, to get the most of Maramures.

Why a guidebook and not another type of book? Because we consider that a cultural guidebook addresses those who, while enjoying a memorable holiday, can also help such a special region develop and maintain its specificity and character. To assure the preservation regions like Maramures, it is necessary that they do not fall into total oblivion. It is necessary that the young people can remain, find work and live there with their families, while being at the same time aware of the importance of their inheritance. Cultural tourism can be a mutual investment that can bear fruit for everyone. The visitor's joy and the host's joy are both real experiences.

We hope that you will enjoy your travel to Maramures!

Cruise Ship Manners

Within the next few moments you will be out on a cruise, thus sailing away from your daily monotonous routine at long last! Are you alone really? You may find it difficult to believe that no definite answer will come from anyone. True, your family or friends are not accompanying you in that cruise ship but you become one of a temporary community there. You get many companions there who are also to board to relax in a holiday mood. Are we sure we have included everyone we need in that cruising community? No, since you cannot spare time for cooking or washing dishes during the cruise you must include the ship staff in that. Surely, during your interactions on the ship you cannot ignore the common rules of decency.

Cruises smile if travelers smile

It is quite normal for you to tip the restaurant waiters or hotel maids. It is not absurd if you meet them on the cruise and you need not change habits only because you are in the midst of a sea or ocean. No doubt, you are on the cruise after making full payment, still think that if you were in the position of the staff, would you not have welcome the tip as goodwill token? No denying the truth that they do more than just serve food or clean your rooms since smiles and warm behavior adds value to your cruise and some appreciation from you they may expect.

Ships are machines but not those on board

Fortunately enough, the fellow passengers are not to be tipped! But every cruiser can play a role to make the general atmosphere on the cruise pleasant enough. Cutting in line or gossiping during a theatrical performance is examples of nagging behavior while there may be other forms of less glaring defiant attitude that you should not resort to. For example, why not stick to dining dress code that does not offend you? If for any reason you have to choose casual dress you can go to the ship's informal restaurant or room service help you can take. Remember, some co-passengers may feel hurt at your dress outside the code and none but you can relieve them somehow or other.

Vacation is long awaited: make it golden

Although it is important to follow guideline, the importance of relaxation should not be lost sight of. Even if you do not suffer from agoraphobia you may find it difficult to adjust yourself on a boat with hundreds others. You can gauge the uneasiness of the other cruisers to whom you are one of the other people as they are to you. Friendly words and polite smiles to each other can help all enjoy the holidays in a relaxed mood.

Advantages of Staying in a Private Villa in Bali

For less than the cost of staying in good hotels in Bali you can now enjoy the luxury of a private Bali villa with air-conditioned bedrooms and tropical bathrooms to dream about, spacious living and dining areas and spacious terraces, lush tropical garden with your own private swimming pool, and well-trained butler to take care of everything around the clock.

In addition to modern amenities, any villa you rent will reflect Balinese lifestyle throughout: floors and walls are made from local wood and natural stone, high roofs cover airy living and dining areas, and large garden bathrooms are full of flowers and plants. And you'll appreciate the comfort and informality you can only experience in a private home.

Instead of staying in hotel rooms (bed, two chairs, dressing table, TV set and telephone, wardrobe, small bathroom), your family will enjoy this truly Balinese experience. And you have much more space, more informality, more privacy, and more personal service than even the best hotel can provide.

You can have delicious local meals or any special diet prepared by your own cook and have them served whenever and wherever you like in your dining room, living area, at the poolside, in your bedroom, or even in the bathroom.

Most important of all, you will really experience Bali while staying at a private villa. You're not isolated from the island and its people by a hotel environment. You're participating and living in a Balinese atmosphere, surrounded by a relaxed, elegant and informal setting, with well trained and very friendly staff caring for your every need.

There's nothing better than this! It will be a vacation you won't forget.

Specifying Delay Lines

THERE HAS BEEN a tremendous growth in the computer, television and radar fields. As a result, the demand for components that give time control over pulse information has led to the development of a great variety of delay lines; delay lines that find use in systems that relate electrical information to time. Computers, television studios, telemetering systems, guided missiles, navigation systems, identification coders and decoders, radar systems and video tape recorders are typical systems that use delay lines.

The selection of the proper delay device for a given application is not only important from an economic standpoint, but it can also contribute to the ultimate success or failure of a system. In order to understand and compare the different types of delay lines, it is first necessary to define certain parameters.

Basically, there are two types of delay lines: electromagnetic lines (http://www.ElectromagneticDelayline.com) and sonic delay lines(http://www.SonicDelayline.com) There are important differences between these two types. The electromagnetic line is limited in its time delay to rise time ratio to 250 :1. This limits the upper frequency response but the passband starts at d-c and extends to its 3 dB cut-off point. For long delays, or where the required frequency response is in the Megahertz range, this 3 dB cut-off point imposes a severe limitation and makes the choice of a sonic line mandatory at these higher frequencies.

The sonic delay lines can be broken down into two basic types: magnetostrictive and solid (ultrasonic) lines (glass and quartz). Both types feature very high frequency response and excellent temperature stability. However, their attenuation (40 to 70 dB), narrow bandwidth, and poor pulse fidelity has lead to the popularity of electromagnetic delay lines. Electromagnetic Lines

The electromagnetic lines are divided into two groups: distributed and the lumped constant delay lines. The distributed delay line is further broken down into two categories The stick line closely approximates a transmission line. It is fabricated by winding a coil (either a solenoid or a multilayer) on a rod (glass, ceramic or phenolic) that has been covered with a silver or copper coating. This conductive coating is the ground conductor. Between the coil and the ground plane is a thin dielectric layer. The coil provides a continuous and uniform inductance along the rod. The coil of wire and the ground plane act as a capacitor. The higher the dielectric constant of the dielectric layer, the greater the capacity.

The delay of the line, Td, is a function of the total inductance and capacitance (Td = √LC), as is the impedance (Z = √L/C). The stick lines generally do not exceed 2 μsec of delay and are limited in their figure of merit, rarely exceeding a value of 10, which requires a rod six inches long. Not all impedances are possible for every delay, due to a limit on obtainable capacity. The attenuation of the small delays is generally very low since these are wound with heavy wire. When the delays approach 2 μsec, however, the attenuation increases greatly and reaches a maximum of about 3 dB. The temperature coefficient is generally about 150 ppm from -55 to + 105 C. Sizes of the stick lines usually range from about 3/8" x 3/8" x 2" to 1/2" x 1/2" x 6".

Commodity Boom

"I tell you pal, we are going into a new age"... G Gekko circa 1987

There is no doubt in our minds that the world is in the midst of a resources boom that will last for decades to come.

This boom has taken the world economy and in particular the resources sector by surprise, with commodity producers battling to keep up with soaring demand for raw materials.

We believe there are some simple but fundamentally sound reasons for the sustainability of the current resources bull market. Quite simply, they relate to the laws of supply and demand.

When we cast our eyes across the broad resources market, we see a scarily familiar pattern emerging for nearly all commodities. This involves market conditions of strongly rising demand, combined simultaneously with relatively few new commodity supply sources on the horizon.

We emphasise that this applies across the board, but an examination of several key commodities provide excellent case studies. In our view, the best examples are gold and oil.

To begin with, let us turn our attention to gold.

We believe it is fair to say that resource company management has become a lot more conservative over the last few decades. There are far less risk-takers now, a mindset likely molded by many years of poorly performing commodity prices.

Certainly in the gold sector, the key theme became the acquisition of ounces and production, rather than exploration. It was cheaper to buy ounces in the ground than to go out and find them, particularly when gold was trading at just US$270 per ounce in 2001.

Consequently, the gold industry throughout the 1980s & 1990s became reliant on mergers & acquisitions for growth. This was a low-risk strategy in the short-term and popular with shareholders and management alike.

However, this strategy had unfortunate longer-term consequences and the chickens are now well and truly coming home to roost.

Firstly, the slashing of exploration budgets in favour of acquisitions led to a dramatic drop-off in the rate of new discoveries. Hence, the production line of new mines has been disrupted.

And when China came along and led the surge in commodity demand that we see today, the problems were exacerbated.

The result is that gold production from the traditional 'big three' producers - the USA, South Africa and Australia - is in decline. Essentially, the gold industry is a mature industry in crisis.

Quite simply, there are few major world-class mines on the drawing board for the next decade.

So the resource sector is paying the penalty for decades of underinvestment in exploration spending: what we like to refer to as resource sector 'R & D.'

An examination of the oil sector decade paints a similar picture. Essentially, it was easier and cheaper to acquire barrels than to explore for them.

Again, this seemed like a sensible strategy at the time, particularly when crude prices plunged to US$10 a barrel in 1997 in the wake of the Asian economic crisis.

But the consequences for the oil industry are significantly worse than those presented by the gold sector as oil is the lifeblood of the world economy.

Once again, the chickens are now coming home to roost. The world's major fields are maturing rapidly and there is an increasing reliance on smaller fields to plug the gap.

A decade of under-investment in the exploration for new fields has meant that oil prices have surged more than six-fold during that time.

And because it takes years to find, develop and successfully produce from a world-class oilfield, there are no easy fixes. Sensible investors are aware of this, which is why oil prices are heading towards US$100 a barrel within the next few years.

When one also throws in other factors such as the question marks over Middle East reserves, the fact that OPEC's share of world oil production is set to increase and that production from big fields is declining by 16 on last year.

Looking at the broad sector once again, the simple laws of supply and demand that usually apply in resource markets do not seem relevant at the moment.

The laws typically dictate that when prices rise due to strong demand, new sources of supply are attracted to the market, and hence prices will ease.

Scarily, the scenario that is playing out before us will ultimately see record commodity prices pretty much across the board, but with stagnant or declining production in many instances.

There is a scarcity of new projects in the wings, but even some of those projects ready for development are being shelved due to high development costs.

So even in an environment of record prices it is difficult to bring new projects onto the market. What hope is there if prices soften?

And is the Chinese juggernaut likely to stop any time soon? The answer is no.

The world is experiencing a once-in-a-century boom via China. The country is undergoing unparalleled industrialisation, with an enormous rural migration to cities. In turn, this is providing the low-cost labour that is driving China's industrial development.

China has experienced ten-fold growth since the 1970s and over the past decade has averaged 9 over the past four years, the fastest pace since it gained independence and second only to China. It is forecast to average growth of 8 to 13 to 22, energy stocks are up 118, and key commodities copper and oil are up five-fold and three-fold respectively.

So far this year there have been some key commodities that have outperformed and are very much in favour with investors and speculators alike. These include uranium, nickel, copper, platinum, iron ore and silver.

By comparison, commodities like gold, oil, coal and zinc have relatively underperformed. With our unrelenting focus on finding value, particularly amongst those commodities that are somewhat out of favour with mainstream investors, we believe there are some bargains to be found.

As a result, we believe commodities such as gold, oil, coal and zinc will play catch up and we favour investment in companies exposed to these commodities. We firmly believe in not following the herd!

Caribbean Cruise Guide

Comprising of around 50 islands (750 if you count the archipelago of the Bahamas), the Caribbean is a real treasure trove when it comes to cruising. A rich variety of vistas, people and places await, along with swaying palms and idyllic beaches of golden sand. The network of islands in the Caribbean is in fact so extensive that it is possible to book several Caribbean cruises and avoid going to the same islands twice!

There are four basic Caribbean cruise routes used by cruise operators:

Western Caribbean Cruise Route - Departing from seaports in Texas, Louisiana and Florida, the Western Route takes in the Yucatan Peninsula of Mexico, the island of Cozumel, the Cayman Islands, Jamaica, and any number of islands off the coasts of Honduras and Belize.

Eastern Caribbean Cruise Route - One of the most popular Caribbean cruise routes, the Eastern Route typically departs from Florida and other seaports along the eastern seaboard of the United States. The route calls on destinations such as Key West, The Bahamas, Turks and Caicos Islands the Virgin Islands (including St. Thomas and St. Croix), and Puerto Rico.

Southern Caribbean Cruise Route - This route normally commences at San Juan in Puerto Rico, and takes in many possible destinations along the Lesser Antilles and the Netherlands Antilles as far west as Aruba.

Exotic/Long-duration Caribbean Cruise Route - This route takes in any/all of the above destinations, and can sometimes end in a different place to where the cruise started.

Given this broad assortment of destinations available in the Caribbean, it can be a bit overwhelming when trying to make that crucial decision on which islands to fit into your itinerary. After all, you don't want to miss out on some true Caribbean gems, do you? So, whether you're planning a short vacation or a longer cruise break away from home, here is a selection of 'must-sees' & 'must-dos' on your Caribbean adventure.

St Croix (Virgin Islands) - Take a night kayak trip in Salt River National Park and visit the first landing site of Christopher Columbus on his voyage to the New World.

Grenada - Although ravaged by Hurricane Ivan in 2004, Grenada is still well worth a visit for its scuba diving. You can explore the largest shipwreck in the Caribbean here and see an underwater volcano.

St. Thomas (Virgin Islands) - The Cinnamon Bay National Park offers excellent snorkeling opportunities. You can see a wealth of underwater life in the shallow waters around St. Thomas.

Jamaica - Why not try your hand at bamboo rafting in Montego Bay?

Puerto Rico - No Caribbean cruise would be complete without a visit to the world famous Condado Beach on the island of Puerto Rico.

Aruba - Want to find Caribbean paradise? How about relaxing on one of the 365 beaches that surround the Dutch island of Aruba.

St Kitts - Swim with the turtles in the waters around St Kitts and then relax on the pink sand beaches on this beautiful island.

Good luck with planning your trip and happy cruising.

Overcoming Your Husband's Objections To Telecommuting

If you are an aspiring work from home mom, you may have already heard these common objections from your husband (and perhaps that nagging mother in law):

We shouldn't have to pay for an extra phone line.
We can't afford to upgrade the computer.
The company should pay for the transcription equipment.
You will be wasting your time and not making a "real" income.
Why can't you keep your "real job" / get a "real job"?
So how can you overcome these objections? It's simple.

The secret is in numbers. Men understand figures and costs.

If you are presently working outside of the home, what kind of expenses do you have?

You may have car insurance on a second car you wouldn't need. Add in the cost of routine maintenance, gas, repairs, eating out at lunch time, that coffee you grab on the way to work, professional clothing, dry cleaning, a second cell phone, and if you have children, DAYCARE! Note that these expenses are ongoing.

Now compare that to getting started with a telecommuting company as an independent contractor.

Once you have your home office set up, your only monthly expenses will be the added telephone line (if required), high speed internet (most people like to have that anyway), and the electricity you are using (which is a very minimal amount).

Not everyone has these figures readily available, so I thought I would ask my good friend to share her monthly expenses from when she worked outside of the home as compared to what her current expenses are.

Working Outside of the Home

Gas - $78 (drives an average of 30 miles a day, or 650 miles a month)
Insurance on second vehicle - $107
Car payment on second vehicle - $289
Maintenance allowance $7.00 (towards the cost of routine oil changes)
Daycare (1 kid) - $540
Clothing - $60 (towards a yearly budget)
Cell Phone - $80
Lunches - $130 (She ate out roughly three times a week)
Coffee $76 (She stopped every day at Starbucks for a __mocha)
TOTAL MONTHLY EXPENSES - $1367

INCOME - $2080 at 40 hours per week and $12/hour

PROFIT only $713 for an entire month!

Working from Home

The car was sold, so she eliminated the costs of gas, insurance, repairs, and the hefty car payments. Her son no longer went to daycare. She could go to work in her sweats, eliminating the need for work wear. She discontinued her cell phone service as soon as the contract was up and she eats lunch at home and makes her own coffee. She is saving a bunch of money!

However, there are a few expenses she now has to include:

High-speed internet - $39
Second phone line - $25
Coffee from home - $20
Lunches at home - $60

Now we will calculate her income at a slightly lower hourly rate, as telecommute jobs typically pay around $9/hour. To be realistic, we will also reduce the working hours to 30, as that is more typical of working from home.

TOTAL MONTHLY EXPENSES - $144

INCOME - $1170 at 30 hours per week

PROFIT $1026 for an entire month!

What? More profit? Working less hours? What does that ultimately equate to?

A happier mom, which means a happier house because anyone who can work less and keep more of their paycheck will want to jump for joy!

Goods in Transit Insurance - What You Must Know About

Vans are integral to the daily business of thousands of small businesses in the Uk. Even if you have only a single van, you'll have to have a minimum amount of third party van insurance. Those who run fleets of vans are not excepted, either. Make sure that your vehicles are adequately insured.

Having just the minimum can be dangerous, however. Comprehensive UK van insurance gives you more and better cover. It's also better suited to the needs of many businesses in the UK. Comprehensive coverage protects against damage that one of your own drivers may do accidentally, windscreen breakage, and other things that third party cover will not pay for. Comprehensive cover can even be used as protection for your stock and equipment, should it be stolen or damaged. This is very useful for businesses which use their vans to deliver goods or provide services.

There are a number of different levels of UK van insurance, each expandable with additional coverage. Get a large number of quotes on the kind of UK van insurance you're hoping to buy. Compare these quotes carefully to find the very best insurer for your business's needs. You can choose from a wide variety of insurers at Van Insurance Direct, and receive an instant quote at no obligation to buy. This is the easiest it's ever been to get good UK van insurance.

Statistics state that there are at least one million RTAs, or road traffic accidents, every year. A third of accidents that turn out to be either serious or fatal involve someone who was working. This is yet another reason to make sure you have the right UK van insurance coverage. At least forty-five thousand additional vans and other commercial vehicles are stolen yearly in the UK. Losing your van to accident or theft could be disastrous for your business. Comprehensive UK van insurance can help you calm your worries.

To get started right away, just browse through the site. Van Insurance Direct can provide you with links to many quality UK van insurance providers. These include Churchill, Budget, Norwich Union, and Swinton. All quotes are provided at no obligation to you, but allow you to buy directly through the Van Insurance Direct site. There's no better way to make sure that your van is insured.

Adirondack Chairs - Plastic Or Resin, Offer Many Advantages To Original

The Adirondack chair is a timeless classic in the furniture world. The chair was originally developed by a man by the name of Thomas Lee who was looking to create a recreational piece of furniture that could be enjoyed by people vacationing in the Adirondack mountains. The classic features of the Adirondack chair and the other pieces of furniture crafted in the same style are: a high, angled back that is perfect for relaxing; a sloping seat; and wide armrests that are perfect for placing beverages upon. Traditional Adirondack chairs are crafted from wood such as pine, cedar, teak, and mahogany.

While a large part of the appeal of Adirondack furniture is without question its comfortable design, the wood used to craft the pieces is also a large part of the charm. But, there are certain inherent problems associated with wooden products such as splinters, cracking, and rotting. With proper care including a thorough washing at the end of every season and perhaps a new coat of sealer or paint every other year, wooden Adirondack furniture can last for years without problem. However, the truth is that quality-made plastic Adirondack chairs offer several advantages over the original wooden furniture.

Premium plastic Adirondack chairs are typically made from recycled polymers. Not only is this a benefit to the environment, but this tough plastic is in many ways stronger and more durable than woods such as pine or mahogany which tend to crack as they dry out over the years. An additional benefit to being constructed from recycled polymers is the fact that there is no need for yearly maintenance with the possible exception of an annual wash at the end of each season.

There are actually a number of potential threats to traditional wooden Adirondack furniture including corrosion, insect damage, chlorine (for those who keep their furniture on the patio), and perhaps salt water damage if you live near the ocean. With premium plastic Adirondack chairs, however, none of these factors will damage your furniture which makes it more durable than the original.

Finally, another advantage of plastic Adirondack furniture is the fact that the color is uniform throughout the piece. When a wooden chair is nicked or damaged, the blemish is obvious because the area looks new compared to the surrounding wood. With quality-made Adirondack chairs, however, minor damage will not even be noticed because of the uniform color throughout the piece.

Customer Status And Frequent Flyer Miles

If you are not enrolled in a frequent flyer miles program, may I ask why not? Many different programs are out there and most of them will provide great rewards to their members. Every airline offers different benefits within their frequent flyer program. Although, this can make choosing a program a bit confusing but if you take the time to read through and understand these differences, they can mean more benefits to you. An important difference between frequent flyer programs is that of a members customer status.

What Is Customer Status?

Many frequent flyer programs utilize a feature know as customer status. Customer status allows them to distinguish certain members from other flyers in the program. Why does this status deserve particular attention? Because, customer status is just another benefit, or bonus, to the frequent flyer miles program that is oftentimes available. In essence, the more miles flown with that airline company, the more benefits you are rewarded. This status option is in place to help keep members loyal, and also to offer more incentives and rewards along the way.

What Rewards Are We Referring To?

Every frequent flyer program offers a variety of rewards, and a variety of reward combinations. Oftentimes, the rewards include privileges such as having access to business lounges and some of the first class lounges at the airport. Again, members also have upgrades or discounts for their tickets at no extra cost. In addition to these benefits, doubling or tripling your points can also be an advantageous benefit. Also members are often able to reserve the unoccupied seat next to them, receive priority seating and flying standby, avoid being risk of being bumped if their flight happens to end up overbooked, and even the ability to specify where they would like to sit on the plane.

All of these awards are available to those loyal customers who continually collect airline miles. Take into consideration these rewards and bonuses to determine whether or not a frequent flyer program is worthwhile. If earning miles is important, than choose a plan that will pose the greatest return. If they benefits are really the best available, they will benefit you through and through.

TV Shows For Backpackers

Not many television shows are produced with backpackers in mind. Still, there are some tv shows that can be appreciated especially by backpackers. They may even contain some useful lessons. Here are some examples of the best.

The Classic National Geographic Specials

Specials produced by the National Geographic Society are great viewing when you want to get motivated for new backpacking trips. The older ones are some of the best for this, like the thirty-year-old episode where four guys built a raft and floated down the Yukon River. You can find many of these on DVD now in public libraries, as well as in some video rental stores. You can se newer episodes on the National Geographic Network and occasionally on PBS.

Les Stroud's Survivorman

This television program is all about wilderness survival. You'll find it on the Discovery Channel, the Science Channel, and possibly others. It's about one man against the elements. The man in this case is Les Stroud, who is put in various environments to survive for seven days while filming himself.

One great feature of Survivorman is that each show has a "theme." The Canadian arctic episode, for example, has Stroud left with a broken-down snowmobile. He cannibalizes this various useful items, including the seat cushion, which he uses for a insulating sleeping pad. The Sonoran desert episode has him in the middle of a desert with a broken dirt bike, and he uses wires from this to weave a blanket of grass.

The show is creative and entertaining, but is a survival program useful for backpackers? I think so. There are specific techniques of survival that Stroud shows us and, more importantly, the inspiration the show provides. Survivorman lets you know that you can survive - and it gets you in the habit of thinking about how to use everything around you. This is knowledge that not only makes the wilderness more interesting, but could also save your life someday.

I Shouldn't Be Alive

It's a pure survival story show - all true stories of people that have survived some of the most horrible circumstances in every type of wilderness. In one episode the story is told of a couple who were stranded for nine days in the middle of winter in the Sierra Nevadas - with a baby. They really shouldn't be alive, but they are.

This is the point of watching a show like this. It is inspiring. Watch the episode where the man crashes his plane in the African desert and breaks his spine, then faces killer elephants, ants, thorns, hyenas and more. If you are ever lost in the wilderness, just recall a few of these shows and you'll know that people have survived worse situations than yours. You won't give up hope too easily.

The various "reality shows," like survivor, are mostly drama and more about political survival than wilderness experience, but there are other things for backpackers to watch on television. These include movies that get us motivated, like the "White Wolf," series. Movies like these may not be full of great acting, but they always put teenage hikers in beautiful setting that make us want to get the pack out and start making plans.

One final recomendation. If you can catch it on television or rent it from the video store, watch "The Edge," with Anthony Hopkins. It is an inspirational survival story for starters. It also has some of the most beautiful scenery you'll see in a movie. You'll want to start planning a trip to the Canadian Rockies before the movie is even over. This one is my kind of backpacker television.

Dogs Playing Poker: Beyond Art, Behind Coolidge

C. M. Coolidge, known for his "poker playing dogs", was a brilliant man with innovative ideas and an entrepreneurial instinct about art. Born in a small town in upstate New York to Quaker parents, he didn't receive a formal college education, but did take some college business classes later in his life. By the time he was 18 or 19, he took a few lessons in portrait painting, along with a course in bookkeeping a few years later. His love for reading resulted in a solid self education. At the age of 19, he started doing cartoons for newspapers in surrounding neighborhoods. A few years later, while living in Rochester, NY, he wrote and illustrated a weekly newspaper column.

Coolidge loved people and was quite social. At around the age of 20 or 21, he was elected Superintendent for one of the local school districts. Later, he was elected Town Clerk. Around the same time, he became active in the Masonic Lodge. Coolidge had lofty plans for himself, although most of his pursuits didn't work out or were short-lived. When he was 27 or 28, he started the first bank in the town of Antwerp, NY. He worked there for a short time, and then became a druggist. That; however; did not hold his interest for long. And, a year later he founded his hometown's first newspaper. Unfortunately, that failed a short time later.

Between jobs and in his free time, he would draw cartoons for area newspapers and would do caricatures of people. One of his many elaborate projects was the writing of a comic opera concerning the elimination of mosquitoes. Interestingly, it was produced but made no real money. He also applied for a patent for collecting fares on street cars. Although, again, nothing became of it.

The one consistent endeavor he held onto was his love of comics and art. He began to do dog paintings around the turn of the century. Mainly, they were purchased by cigar companies and used as giveaways. Coolidge's big break came when the advertising firm Brown & Bigelow approached him to do a series of paintings that would be used on calendars and other memorabilia. That was in 1903. Around this time is when his infamous poker dog paintings got underway.

Over the next ten years, Coolidge created 16 paintings of dogs - seven that portrayed dogs playing pool. The other nine were dogs surrounding a poker table. By putting dogs in art, yet in a situation familiar to middle class Americans, he not only anthropomorphized them, but created an instant kitsch fad. It certainly helped the cigar and calendar businesses for which he worked. A few of his original dog paintings sold for US$2,000 to US$10,000 dollars - an astonishing amount for the time period.

For years his images of dogs playing poker while drinking, smoking, and basically getting into trouble graced bachelor pads, bars, and taverns around the country. The scenes always evoked feelings of something American and something modern. Recently, a pair of his poker dog paintings entitled A Bold Bluff and Waterloo, expected to go for US$30,000 to US$60,000, surprised the art world by selling for $590,00 for the pair.

More meaning for A Friend In Need:

A few theories about his art give more meaning than what initially meets the eye. One theory states that the painting A Friend In Need has great significance. "Coolidge's painting was used in the Second World War to boost the moral of Dutch citizens. The dog with the cigar being Churchill giving America help (on his left hand side), which goes unnoticed. Russia (the most left dog) tries to attract USA's attention, while Hitler (the dog with the pipe and the 'big ears' in front of the clock) watches anxiously."(1)

Poker enthusiast Jim McManus has stated, "[In] A Friend in Need, the blatant cheating refers back to the early nineteenth century, Mississippi riverboat days, when poker was mainly a series of opportunities to fleece the suckers."

A specialist for Sotheby's Auction House, Alison Cooney, says that people who dismiss the painting as simply "kitsch art" are missing the deeper meaning of his work. "It's a humorous, ironic take; she continues, a jab at middle-class America; another way of poking fun at ourselves."(2)

Another theory suggests that the dogs were all aspects of C.M. Coolidge himself. Known to his friends as "Cash", he loved a good bet and was something of a hustler.(3) He wore a hat and often held a cigar, just as his paintings of dogs did. Other sources hint that he looked like the bulldogs he painted.

In a recent tongue-in-cheek article by Steven J. Rolfes, he writes "In this iconic work, we see a masterly representation of the Last Supper, with Christ (on the left) sitting conveying His wisdom to His followers. We see Judas to His right, with the bag of silver coins at his pawside." He asserts that the painting A Friend in Need has deep arcane roots in a very secret society that even precedes the Illuminati called the "Prior of Dogbone."(4) This important insight is one that Coolidge himself would appreciate.

After his success with painting dogs, a new idea provided him a profitable income. He started the invention of "Comic Foregrounds", which are wooden life-size cartoon stand-ups with the face cut out so that one can place their head for funny photos. He completed hundreds of them, including the famous Man Riding a Donkey and Fat Man in a Bathing Suit. Some of these comic foregrounds had hand lettering at the bottom. He would often hire students to do them.

C.M. Coolidge was a bachelor for most of his life. When he was 64, he met Gertrude Kimmel, an art student who was doing some lettering work for him at the time. They were married in 1909 and had a daughter a year later.

A few years later, when Coolidge was about 70 years old, he fell and hurt his knee. According to an account written by his daughter Marcella Coolidge, he didn't visit a doctor and was lame the rest of his life.(5) He tried his hand at writing, but it didn't take off. Still, Coolidge remained in good spirits. His wife went to work and he was strong enough to do work around the house.

Coolidge's daughter has also said that his dog paintings were not taken seriously at home by herself or her mother. She said that she never liked them - that it was simply commercial. Furthermore, she relayed that they never had a dog, but that her dad was fond of them.(6) This is clear as seen in the widespread influence they had in his art.

Andy Warhol was influenced by Coolidge's work. Coolidge set a precedent for the weimaraner photos of William Wegman. Today, we find Coolidge's canine images on posters everywhere. If you have US$590,000 or more to spend, contact Doyle Auction House in New York to see when they will have another original Coolidge dog painting to auction.

The Secrets of Birmingham Skip Hire

Skip Hire Birmingham - local council helps keep costs down!

Birmingham - or the city of a thousand trades - has seen mass expansion in a relatively short space of time. In the Domesday Book it is described as a tiny village worth only 20 shillings. Now it is competing with Manchester to claim the title of the UK's second biggest city.

The City of Birmingham has a population of 1,001,200. It forms part of the larger West Midlands conurbation, which has a population of 2,284,093 and includes several neighbouring towns and cities such as Solihull, Wolverhampton and the towns of the Black Country.

The heavy bomb damage suffered during the Blitz laid way for mass redevelopment and until recently the city boasted some extraordinary modern architecture (see The Bull Ring) alongside the city's industrial maze of canals. This area has all been redeveloped again in recent years.

Birmingham council are one of a handful in the UK to not charge for skip hire permits. This means that if you need a skip and do not have a driveway, then a permit needs to be applied for from the local authority. Most councils charge anything up to 107 for a permit. Birmingham council charge nothing, so a big saving will be been made.

However, Birmingham council can be wary of having skips on the road in the city centre. In some parts, they will refuse to have skips on the highway in order to keep the city's bustling traffic moving. In this case, a wait and load service is worth considering. This is where the skip is delivered and the driver waits for half an hour while the skip is filled by the customer. The main benefit of this is that there is no danger of other people throwing their waste in to your skip.

The size of Birmingham means that skip hire prices vary. The north is generally more expensive than the south. The areas surrounding Birmingham are also victims of this price increase due to the extra haulage involved. Redditch, Tamworth and Bromsgrove are subject to these charges.

Unlike Manchester and London, there is no threat of permit charges in Birmingham. This means that alongside the free permits, skip hire costs in Birmingham is among the lowest in the country. Good news for Brummies!

Topskips offers skips from 2 cubic yards to 40 cubic yards for the Birmingham area. Your waste is then taken to any of our three depots in Smethwick, Yardley and Bromsgrove. The depots then sort the waste into components. Hardcore, timber, glass, plastic and metal are separated and sent to recycling sites.

This ensures that when you hire a skip with http://www.topskips.com, you will make a positive impact on the environment.

Travel Photography: National Parks In The Usa

Photographers, amateur and professional alike, can turn a summer road trip into an exciting and challenging photo opportunity. Scenic national parks throughout the continental United States provide wildlife and landscape vistas not found anywhere else. In addition, if youre really looking carefully, the wonders of nature can be found on most roads and highways.

Opportunity abounds for great pictures in Glacier National Park, for example. This area was formed by glaciers and remains in its primitive condition for the most part. Only one road crosses the Park. Bears, wolves, bighorn sheep, mountain goats, deer, elk and moose are the larger carnivores who call this Park home. Various habitats provide conditions for a variety of plant and animal life, thus creating a unique environment not equaled anywhere else in the country.

Late June and July offers opportunity for a spectacular wild flower display that will thrill photographers. Some short roads (more like trails) lead to trail heads that one can traverse to find the fields of flowers throughout the park. Some perimeter roads also provide this opportunity. Autumn brings the blazing colors that mark the beauty of natures changing seasons. And photographers love blazing color.

Early morning shots of wildlife grazing are available for early risers. Traveling Going-To-The-Sun Road (the one that crosses the park) and taking some of the offshoot roads leads you to grazing areas. There is also opportunity for pictures that combine wildlife and wildflowers, an especially staggering display of natures beauty.

Other photo ops in national parkland include Bryce Canyon, also formed by glaciers and the Grand Staircase in Escalante, New Mexico. Arizona and Utah offer Monument Valley and its grand rock formations that were formed by wind and water erosion. Yellowstone National Park will be a national favorite for many years to come.

Our national parks are among the most spectacular in the world.

A map on the sign board points to the interesting features in the view. We can see Tongwoto caves, Tingwa hills at 2,700 meters and somewhere below are the Kabilet waterfalls and Kerio River. At the next viewpoint, we can see the white rug on the terrain of the Fluorspar mines.

Its nearly midnight and we are camping just off the turning from Biribiriet near Eldoret on the Eldoret-Kapsabet road .The night air is cold but stunningly revitalizing. This is the ultimate forest camping experience. The gurgle of the stream running at the bottom of the field, is inviting. The moon, hidden in the clouds, send a little light in the terrestrial grounds but our eyes have become accustomed to the darkness and we are no longer daunted by it. Instead, warmed by the camping fire, we are suddenly animated when somebody suggests a midnight walk with Beryl to the rivers edge in search of frogs! This may be my proverbial chance to kiss the frog and end up with prince charming, so I join in.

The trouble with frogs is that you get to see them more at night and so much of Beryls field work is stalking the wilds in the dark armed with torch and plastic bags to catch the jumping jacks.

We tread the grass softly so as not to frighten the amphibians. Ringed by the glow of the torch light, a tiny reed frog tenderly perches on a thin grass. Its quite a piece of art, this delicate scene. Thats a reed frog, Beryl says as our torches beam on many more in the shallow edges of Kipkeren River which thunders over the nearby Chepkiit waterfalls and onwards to Kingwal swamp. Many of the tiny water frogs are breeding and their throat sacs are ballooned enormously to call out female mates. Its quite a busy little scene by the banks of the river. In contrast, the bigger grass frogs look quite monstrous and scary.

Frogs are a good indicator of a clean environment says Beryl. Any disturbance of the water quality effects their populations. There is no long term national data on the amphibians to compare the state of the environment or the diversity of frogs. Beryl is one of the few young Kenyans studying frogs.

Its amazing. In the light of the following morning, where the scene was busy the night before, there is not a single frog to be seen. I take a leisurely stroll to a secluded water pool surrounded by massive rocks for a morning bath. The water is cool, the early morning clean and pure and the sky is lit with diverse colurs. The RossTuraco with its bright scarlet under wing has everybody taken under its wing its a bird of the old forests and quite rare to many birders.

This place is a find for camping nature lover groups. We are camping in this beautiful place surrounded by trees and open glades sandwiched between a picturesque Nandi homestead and the river overlooking a stone buff, all thanks to Mary, who has been researching in the vicinity for six years. Everybody keeps running to coast for their holidays. They should come here for a once in a life time camping experience, she says vehemently. You wont believe the number of stunning places like these.

We lumbered early out of our camping gear and after the private bath in the rock pool and a leisurely breakfast, Mary gets us up on our feet again. This time, its a walk to the Chepkiit waterfall. There is so much to see walking through the glades of grass and forest, its like being in a wonderland.

The turacos awe us time and time again. The harrier hawk, glides to perch on a rock while the tiny leaf-loves and green doves fly about. Black and white casqued hornbills send noisy trumpets in flight while the graceful crowned cranes spread their feathers in elegant flight. There is life everywhere .Even on the rocks I wonder what these are? Mary asks as she kneels to gently touch the white straw-like threads weaving a pattern on the rocks. I have no idea either. Silk threads touch our bare faces as we walk the jungle part to the waterfall. Its sound reaches us faintly and we step over a border to see this most amazing scene of giant rocks and water and through the wide split in the gorge, a forest stretching into the horizon.

This is Chepkiit waterfall, announces Mary proudly. Everybody is bowled over and with a new lease to life; we explore the vistas, moving from rock to rock as the water crashes down. This water will flow on Yala swamp and finally into Lake Victoria.

The Nandi area is very rich in bio-diversity, says Mary. There are lots of places like these. What we need is to manage these places through researches that they are sufficiently protected.

We visit the nearby homestead; Janet is busy with the usual house hold chores. The sheep and goats have been let out, the cows have had there morning drink at the river having to walk around the tents, and the cooking is going on. Inside the kitchen, the hand-made stove is ablaze with the firewood, little escaping from the sides so as to make the most efficient use of the precious fuel. Above are the calabashes, adding a dash of deco in the earth walled kitchen. The botet or calabashes are used to store mursik the traditional sour milk of the Nandi. I buy a couple, not to store milk but as a small token of the place.

Should I Buy A Second Hand Car At Auction?

While it is possible to get a great deal and a bargain car at an auction, buying a used car this way isnt always the ideal way to buy a car, there are better ways.

If it is your first time of buying a used car or you know very little about cars, then buying from an auction isnt advisable. Perhaps the biggest problem with purchasing a car from an auction is the fact that that you have very little cover to fall back on if there should be any problem with the car. This is usually due to the auction house issuing a disclaimer, which many do, which states something such as sold as seen.

While many goods are covered by the Sale of Goods Act, some of the cleverer auction houses can get around this by altering the conditions of the sale by taking away the buyers rights under the Act.

If you do wish to purchase a car from an auction then it is advisable to visit an auction house several times before actually deciding to bid on a car. This way you can get used to the terminology used and the way auction houses work. It is also advisable to take someone with you who knows something about cars when you do decide to buy.

Most auction houses will hold preview days where you look at the car up for auction prior to bidding. This will give you a good chance to have a look at the vehicle.

You would be wise to consider having a vehicle data check done, which is a service that checks a vehicles history. It will show up really valuable things such as whether the car has been stolen, or the mileage tampered with etc.

Finally, it is essential that you know your spending limit. Dont ever be tempted to go over that limit no matter how good a deal something may seem.

Isle of Wight Beaches

Isle of Wight beaches currently feature 13 award-winning beaches, three of them Blue Flag winners. The Blue Flag is only awarded to coastal locations that have achieved the highest quality in water, facilities, safety, environmental education and management. It is a prestigious, international award scheme, which acts as a guarantee to tourists that a beach or marina they are visiting is one of the best in the world. Many Isle of Wight beaches are close to superb cafes, pubs and restaurants as well as the wonderful visitor attractions. During the summer months, most of the beaches are cleared of litter on a daily basis and large amounts of seaweed is removed and used as compost by local farmers. Also, do not forget that safety is always a priority when entering the sea and never go into the water, or swim when there are red flags flying.

Below are the 13 award-winning Isle of Wight beaches.

Cowes

The pebble beach is located to the west of Cowes town centre and is perfect for swimming and watching the sailing activities on the Solent.

Grease and Sand

Tracked in grease and sand are the number one reason for damaged interior carpeting, and why floor mats (any kind really) are required to protect your car's resale value.

I say "any kind" and that is true, for the most part. Starting with sand, and dirt, the direct pressure and grinding motion of the feet while sitting in the car or getting in and out, grinds the sand and dirt into the fibers of the carpet, flaying away stain protection sealants and separating the weaves so your carpet begins to have that "fuzzy" look.

Anything that can keep this direct and focuses grinding from happening to your car's carpet, will save its beauty and extend the carpet's life.

By the time most auto carpets begin to show signs of wear, the internal fiber damage is often much greater.

It is very important to vacuum your passage areas regularly, using a powerful vacuum that can pull the sand out of the carpet, through the dense weave. Most car manufactures understand the tremendous wear car carpeting is subjected too, so the weaves of the carpets used are much more dense than most household carpeting.

The only real protection your car carpeting has against sand and dirt however is floor mats, or regular (weekly) vacuuming.

Grease and oils on the other hand are a different story. Vacuuming won't help you with grease (in fact vigorous vacuuming can spread the grease around), and it comes in the car from all sources.

Asphalt and road tar
Parking lot drippings
Fast food spills
and many more

Once grease is in the fibers, it bonds with dirt and sand, matting the fibers together and basically turning your own carpet into sand paper. The damage from that point is exponential.

There are several trick remedies on the market for removing grease from carpet fibers (without bleaching out the color of your carpeting at the same time). Nothing works better than a deep carpet clean buy a profession steam (or dry) cleaner.

Some of the lesser answers include :

Pouring cornstarch onto the spot. Rub in lightly. Let sit for two or three hours, then vacuum.

Put WD-40 on a white cloth (it won't damage the carpet coloring), apply to the grease or oil area gentaly so that you do not spread the stain, then dab with a clean cloth to pick the released oil and grease from the carpet. Clean the area with a carpet spot cleaner product afterwards.

Getting floor mats now will save you hours of time later and keep your carpet safe from both of these resale-value thieves.

We have quality, custom sized vinyl floor mats to fit over 4000 vehicles. These are not the cheap thin plastic versions that curl and warp on the first hot day, or send your heals slipping around while you are trying to drive. Before Closing On A Home

Final Walk Through

Do a final walk through as close to the Title Transfer as possible. Check appliances, test outlets with a radio or test device, turn on light switches, Check water faucets and toilets. Make sure any promised cleaning and repairs have been completed. Check that all items included in the purchase agreement are present.

Notify Services & Utilities

Don't forget to contact services such as: post office, insurance, movers, telephone, utilities, newspaper, etc. a few weeks prior to you moving out to "change over" billing/mailing addresses. You can contact me for a list of local numbers.

Closing Costs

You will have to have your closing cost "monies" deposited in escrow before you can close. Don't bring in a personal check to pay. Money should be in the form of a certified check or a money wire transfer. Check with your escrow officer.

Don't Jeopardize Your Loan

Taking out another loan, buying a car, or making large credit card charges before you close can jeopardize your loan commitment. Lenders run a second credit check prior to closing to check for new charges.

Arrange for Mover

Get a couple of written estimates from movers on the services they provide for the costs of your move. Get quotes and contacts a few weeks before close.

Buyers Remorse

It's common for buyers to feel stressed or remorseful during and after the purchase of a home. Educating yourself about the buying process will help minimize "buyers remorse". You will probably forget it soon after you move into your new home.

Time to Close

Closing at the beginning of a month, the lender will require you to "prepay" the interest on your loan from the day of closing to the end of the month. Therefore the cash you need to close will be more than if you close at the end of the month. Talk with your lender about this. If purchasing a multi-family home, rents will be prorated.

There Are Some Good Resins To Put In A Home Security System

A thief can pick a lock in seconds. I have been keying locks at work and some of them dont have keys. So I have to pick the locks to key them. Some of the lock I can pick in seconds, but some take longer. I tried to pick my own house door and it took me less than 30 seconds to get in. Your locks are not as safe as you think.

Sometimes you have to leave your young kids at home alone by them selves. With a home security system you and them will have peace of mined with a home security to protecting them. When you are sleeping the security system will alert you if somebody is trying to get into your house, garage or your shop. Your house insurance should go down when you put in a security system. So with crime on the rise, you should think about putting in a home security system.

A home security system can be high tech or it can be low tech. they will both deter thieves from breaking into your property. A home security system can be as low tech as just putting stickers n the windows, to putting alarms and security cameras. There is a security system for every budget. You can start off small and just add to it as you see can afford it. Or you can go for a high tech system with cameras and alarms.

When you buy a system you can build it to suet your own property. You can pick different pieces to put together to make one system. Here are some of the different parts you could choose from, stickers, alarms, window alarms, door alarms, cameras, motion sensors alarms, motion sensors lights, and there are more to choose from yet. But you get the idea of what you can put together for your system. You can also get systems that are monitored by different companies for a small fee every month. They will call you if there is a breech in the perimeter of your security system, to let you know that is happening, or to give you a helping hand to get the cops to your door, to help you.

So there is no time like the present to start looking at buying a home security system, for your home or office.
